1.0 *INTRODUCTION*
OMOLADE Estates, a Private Public Partnership, PPP, Housing Estate, is being
developed as a master planned community with roughly 100 dwelling plots consisting of
prototyped housing units, as shown in this brochure, and a limited number of serviced
plots for custom house construction. Omolade Estates shall also have an adjoining space
for retail and commercial activities. The Estate is designed to be a modern, well
organised living environment for all its residents and compliance with these guidelines
will guarantee that home owners and residents enjoy the benefits of a secure, serene and
well maintained environment.
These residential design guidelines are primarily meant to guide the development and
construction of approved housing units and that of new customised houses on serviced
plots within Omolade Estate. These guidelines shall also govern any alterations or
improvements proposed to be made to already built houses purchased from the PPP
developers of Omolade Estates.
For already built houses, emphasis is on the types of alterations allowed, building
materials, fencing and colour usage.
For serviced plots, emphasis is on the layout of proposed buildings, type and quality
of materials to be used, design and construction to create a uniform, coherent and
desirable environment within Omolade Estates.
These guidelines are supplemental to the DEED Restrictions for Omolade Estates
and are to be used in architectural review of building and site plans. The PPP has an
Architectural Review Committee, (”the Committee”) which is established to revise these
guidelines from time to time, to better maintain the quality of life in Omolade Estates.
In order to protect your investment, safety of other residents and the beauty of
Omolade Estates, each owner is strongly advised to engage the services of architect and
/or engineer to liaise with “The Committee” concerning approvals, records, guidance on
site layout, location of drive ways, landscaping etc.
